As such, we ensure that each resident complies with the laws and acknowledges this goal by signing an addendum to the standard lease. Vendor Relations We ensure excellent service at fair and reasonable prices by maintaining excellent relations with our vendors. Our vendors are required to adhere to a strict code of conduct when on a Prosper managed property. Applicant Screening In addition to the standard credit history check, we screen each applicant for employment history and rental history. We also ensure that each reference is verified. Vacancy Minimization We provide quick turnover maintenance and prompt, thorough applicant screening to ensure that each vacancy is filled as quickly as possible thereby minimizing loss of rental income. Rent Collection We handle all aspects of rent collection including collecting and processing rent payments, serving appropriate notices if rent goes unpaid, and following up with residents to avoid late payments in the future. Revenue Enhancement We continually seek ways to generate revenue enhancement opportunities, including: interfacing with laundry service providers, vending companies, Internet access providers and telecommunication companies. As technology continues to improve we are always researching new products and services, which will improve the properties revenue stream and provide the tenants with additional services so that the properties that Prosper manages are always in demand and maximizing rental revenue.
